The register files most of the residential stock under Zaabeel Second, with One Za’abeel and its neighbours under Zaabeel First; the numbers on this page are Zaabeel Second, the larger cell. This is a central address with almost no supply and a metro line on two sides, which is the recipe for holding value. It is also small: a few buildings decide the whole market, so price a unit against its own tower rather than the district. , Equity Edge analyst note
Za’abeel is the district between Downtown and the old city, home to Zabeel Park, the Dubai Frame and the Za’abeel palaces, with the World Trade Centre and DIFC on one edge and Karama and Bur Dubai on the other. Its freehold apartment stock is small and recent: One Za’abeel with its cantilevered Link, Address Residences Zabeel and a handful of towers on the Downtown side, which is why it rarely appears on a portal search and prices like the centre it is.
Every development in Za’abeel with five or more registered sales in the current window: what buyers actually paid, not asking prices.

Every one has its own page with sold prices by bedroom count, straight from the registry.
The median registered sale price for a Za’abeel apartment is AED 3.9M (864 DLD-registered sales, 12 months to Sep 2026), or AED 3,143/sqft. The median 1-bedroom sold for AED 2.4M.
The median registered rent is AED 165K/year across 1,043 Ejari contracts (12 months to Sep 2026). These are registered contracts, not asking prices.
4.2% gross, median registered rent divided by median registered sale price, both from the trailing 12 months. Asking-price yields quoted elsewhere usually flatter; this is the registered number.
A small number of freehold towers: One Za’abeel, Address Residences Zabeel and the buildings on the Downtown edge. Most of the district is palaces, parks and the Trade Centre, which is why supply stays tight.
Max, the former Al Jafiliya station, and ADCB on the Red Line sit on its edges, with the World Trade Centre and Burj Khalifa stations a stop or two away.
