Equity Edge Real Estate — Terms of Service

1. About these Terms

These Terms of Service ("Terms") govern your interaction with Equity Edge Real Estate L.L.C ("we", "us", "our"), a Limited Liability Company registered in the Emirate of Dubai, United Arab Emirates, under Commercial Licence No. 1328101, including:

  • Our website at equityedge.ae
  • Our Instagram account @jake_nazer
  • Our TikTok account @jake_nazer
  • Our WhatsApp and email correspondence
  • Our AI-assisted lead qualification system ("the Reply Agent")
  • Any other channel through which you communicate with us in relation to property buying, selling, leasing, or general property enquiries

By sending us a message on any of the above channels, you agree to these Terms. If you do not agree, please do not contact us through these channels.

2. About our service

Equity Edge Real Estate L.L.C is a licensed real estate brokerage operating in the United Arab Emirates. Our authorised business activities are:

  • Real Estate Buying & Selling Brokerage
  • Leasing Property Brokerage Agents

We offer general information about properties and projects, qualify prospective buyer and seller enquiries, and (where appropriate) introduce qualified leads to a member of our team for personal follow-up. We are not a property developer; we are an intermediary licensed to facilitate real estate transactions in the United Arab Emirates.

3. The Reply Agent (AI-assisted qualification)

Some of our replies to your messages may be generated by an AI-assisted Reply Agent rather than a human team member. The Reply Agent:

  • Reads your incoming messages
  • Asks qualifying questions to understand your property interest
  • Provides general information about our service
  • Routes qualified enquiries to a human team member for personal follow-up
  • Replies to disqualified or out-of-scope enquiries with a polite acknowledgement

The Reply Agent is a routing and information tool only. It does not enter into binding contracts on our behalf, does not provide legal, tax, immigration, or investment advice, and does not make decisions that produce legal effects concerning you. All binding decisions in relation to a property transaction or brokerage service agreement are made by qualified human team members.

You may request to speak directly to a human team member at any time during a conversation. State that preference clearly in your message and your request will be honoured.

4. Information we provide

Where we describe properties, projects, prices, payment plans, completion dates, returns, yields, or any other property-specific information:

  • The information is provided in good faith based on what we have been told by the developer, vendor, or other source.
  • The information is for general guidance only and does not constitute a binding offer or an inducement to enter into a contract.
  • We make no representation or warranty as to the accuracy, completeness, or timeliness of any property-specific information.
  • Prices, availability, payment plans, completion dates, and other details may change at any time without notice.
  • You should obtain independent professional advice (legal, financial, tax, surveying) before making any decision to buy, sell, lease, or invest in property.

The Reply Agent in particular is configured not to quote specific prices, projected returns, or rental yields. Any such information is provided only by a human team member, in writing, with the relevant supporting documentation from the developer or vendor.

5. Your responsibilities when communicating with us

When you communicate with us, you agree:

  • To provide accurate and truthful information about your identity, intentions, and circumstances
  • Not to impersonate any other person or misrepresent your relationship with any other person
  • Not to send spam, advertising, recruitment pitches, or unrelated commercial communications to us
  • Not to send abusive, threatening, defamatory, or otherwise unlawful content
  • Not to attempt to circumvent, manipulate, or abuse the Reply Agent or any automated system
  • Not to use our communication channels to commit fraud, money laundering, or other unlawful activity
  • To comply with the platform-specific terms of service of Instagram, TikTok, WhatsApp, or any other third-party platform through which you contact us

We reserve the right to disengage from any communication, decline to provide services, and where appropriate report unlawful conduct to the relevant authorities.

6. No brokerage agreement until signed

Communication with us through any of our channels — including the Reply Agent — does not in itself create a brokerage relationship between us and you. A brokerage relationship is established only through a signed written agreement compliant with the regulations of the Dubai Land Department and the Real Estate Regulatory Agency (RERA) or equivalent UAE regulator.

Nothing in our messages, emails, or AI-generated replies should be taken as a binding commitment by us to act on your behalf in a transaction, to find you a specific property, to achieve a specific outcome, or to share commission with any other party, unless we have signed a written agreement to that effect.

7. Marketing communications

If you sign up to receive offplan project updates from us, or otherwise indicate that you would like to receive information about new launches, you consent to receive such communications by email, WhatsApp, SMS, or in-app message, until you opt out.

You may opt out of marketing communications at any time by:

  • Replying STOP to any WhatsApp or SMS message
  • Replying with "unsubscribe" or similar to any email
  • Sending a request to admin@equityedge.ae

You will continue to receive transactional or service-related communications (e.g. replies to direct enquiries) even after opting out of marketing.

8. Privacy

Our handling of your personal data is governed by our Privacy Policy at equityedge.ae/privacy, which forms part of these Terms by reference. By contacting us you also accept our Privacy Policy.

9. Intellectual property

All content on equityedge.ae, our social media accounts, and our marketing materials — including text, photographs, videos, project renderings, logos, and trademarks — is owned by us, by the relevant developer or vendor, or by another licensor, and is protected by copyright, trademark, and other intellectual property laws.

You may view and share our public posts on Instagram, TikTok, and other platforms in accordance with the standard sharing features of those platforms. You may not reproduce, modify, or commercially exploit our content without our written permission.

10. Third-party services

Some of our communications are routed through third-party platforms and service providers, including but not limited to Instagram, TikTok, WhatsApp (via WATI), email providers, and customer relationship management systems. Your use of those platforms is governed by their respective terms of service. We are not responsible for the availability, security, or content of those third-party platforms.

11. No warranty

Our communication channels and the Reply Agent are provided on an "as is" and "as available" basis. We do not warrant that our channels will be uninterrupted, error-free, or free of malicious content. We do not warrant any specific outcome from a property enquiry, including without limitation the availability of any property, the agreement of any vendor or buyer, or the satisfaction of any financial expectation.

12. Limitation of liability

To the maximum extent permitted by applicable law, we shall not be liable for any indirect, incidental, consequential, special, or punitive damages arising out of or in connection with your communication with us through any of our channels.

Where liability cannot be excluded under applicable law, our total aggregate liability to you in connection with these Terms is limited to AED 1,000.

Nothing in these Terms limits our liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or any other liability that cannot be limited under applicable UAE law.

13. Termination

We may at any time, in our reasonable discretion:

  • Disengage from a conversation with you
  • Decline to provide brokerage services
  • Block or restrict your access to our communication channels (including via the relevant platform's blocking tools)

Such actions will most commonly arise from conduct described in Section 5 ("Your responsibilities") or from a determination that your enquiry is outside the scope of our services.

You may stop communicating with us at any time, opt out of marketing communications per Section 7, and request the deletion of your personal data per our Privacy Policy and our User Data Deletion procedure at equityedge.ae/data-deletion.

14. Changes to these Terms

We may update these Terms from time to time. The current version is always available at this URL with a revised "Last Updated" date. Continued communication with us after a material change indicates your acceptance of the updated Terms.

15. Governing law and jurisdiction

These Terms are governed by the laws of the United Arab Emirates. Any dispute arising out of or in connection with these Terms is subject to the exclusive jurisdiction of the courts of the Emirate of Dubai.
