Achieved yield 10: the area's registered rent against the project's own registered sale price, DLD for Dubai and ADREC for Abu Dhabi. Sales volume 10, registered transactions on a log scale so the largest developer cannot swamp it. Live launches 10, track record depth 15 (years active and completed projects overall) and market pull 5 (broker mentions and search volume for the name). Resale premium is deliberately not scored yet: without launch-price history it cannot be measured honestly. The data is the DLD and ADREC registers, refreshed monthly, and every factor is shown on each developer’s card.

Which Dubai developers deliver on time?

The on-time factor compares each project’s inspected completion with the handover the developer announced at launch, quarter by quarter, from our nightly snapshots. Open any developer above to see the slippage in quarters; the ones with 20 or more of the 25 points available are the reliable ones.

Is a big developer safer than a small one?

Usually, because a large developer has a delivery record to read and a balance sheet to finish a project in a slow market. Size is not the score, though: some mid-size developers rank above the giants on time and yield. Read the record, then the escrow registration and the inspected percentage of the project you are offered.

Why the track record matters more than the render

Every off-plan purchase is a bet on a developer delivering what they announced, when they announced it. We verify that bet: announced handover dates versus completion, project by project, what each developer's completed launches registered for on resale against their launch price, the yield that stock achieves on registered rents, and how much of it actually trades. The developers above are ranked by that evidence, not by marketing budget.
