How UAE payment plans work

An off-plan payment plan splits the purchase price into instalments during construction, with the remainder due at (or after) handover. A "60/40" plan means 60% is paid in stages before handover and 40% on completion. All payments go into a regulator-controlled escrow account.

The real difference between plans is cashflow shape, not total cost: a post-handover plan smooths payments past completion; an 80/20 plan front-loads commitment but leaves a small completion payment. Model both before choosing a project, developers rarely discount for heavier front-loading, so lighter early cashflow generally wins for investors.
