What the table can and cannot tell you

It can tell you which project asks less per square foot at entry, hands over sooner, and clears the Golden Visa line from its cheapest unit. The registered-median line adds what no brochure prints: what the surrounding area actually trades at, from the registry's completed transfers, so a launch price reads against reality rather than another launch price.
