
The RTA reported the Blue Line at 10% in November 2025 and 20% in May 2026, with a target of 30% by the end of this year and an opening date of 9 September 2029, the metro’s 20th anniversary. The contract value is above AED 20.5 billion and the RTA expects about one million riders once the line is fully running. The route is two branches that meet at International City 1. The 21km branch starts at Creek station in Al Jaddaf, the Green Line’s terminus, and runs through Dubai Festival City, Dubai Creek Harbour, Ras Al Khor and International City to Dubai Silicon Oasis and Academic City. The 9km branch starts at Centrepoint in Rashidiya, the Red Line’s terminus, and runs through Mirdif and Al Warqa to International City 1. Of the 14 stations, three are interchanges, seven elevated and four underground. International City 1 becomes the largest underground interchange on the network, and the Emaar Properties station at Creek Harbour, at 74 metres, the tallest metro station in the world. Three station names are still to be announced.
The only Dubai evidence on what a metro line does to prices is the Red Line, and CBRE measured it. Its Dubai Metro Report 2023 analysed more than 74,000 residential sales along the line from Rashidiya to Jebel Ali. Between the first quarter of 2010 and the last quarter of 2022, properties within a 15-minute walk of a Red Line station rose 26.7% in price against 24.1% for Dubai as a whole. The strongest band was not the closest: units 10 to 15 minutes’ walk from a station rose 43.8%, and those within five minutes 35.8%. Rents told the same story more sharply. From the first quarter of 2018 to the end of 2022, rents within 15 minutes of a station rose 5.7% while the citywide average fell 4.1%. The RTA has said it expects property values and rents along the Blue Line to rise by up to 25%. That is a projection, not a measurement, and the CBRE figures are the ones to plan against: a modest premium on price, a durable premium on rent, and a wider walking band than the first-five-minutes rule suggests.
These are the registered medians for the DLD areas each station serves, from DLD sales and Ejari contracts for the trailing 12 months to 3 September 2026. Academic City has no separable area in the register and is left without numbers rather than guessed; Festival City registers in Al Kheeran on a small sample.

The Red Line evidence says the districts that reprice first are the ones where the metro changes a daily question and where prices have room. On that test the order is clear. International City and Dubai Silicon Oasis first. Both are car-only today, both sit at the bottom of the register at AED 475,000 and AED 949,000 with rents of AED 38,000 and AED 55,000, and both get an interchange or a terminus. A one-bed in International City renting at AED 39,000 on a AED 480,000 median is a market a station changes outright. Silicon Oasis has the widest gap between all-sales and ready medians, AED 949,000 against AED 715,000, which is the off-plan pipeline already pricing the station in. Creek Harbour second, and differently. At AED 2.6 million and 2,564 a square foot it is not cheap. The metro removes the one objection buyers raise there, that it is a taxi ride from everything, and Emaar’s July 2026 launches, Savanna from AED 2.8 million and Cedar from AED 3.8 million, are priced for that. Expect the rent premium before the price premium, as the Red Line showed. Al Jaddaf and Mirdif last. Al Jaddaf already has Creek station on the Green Line, so the Blue Line adds destinations rather than access. Mirdif is a villa community of AED 4.34 million homes whose owners drive; the station matters to its 177 apartment sales a year and its tenants at AED 63,945, less to the villa market.
Three years is a long time to hold a promise, so buy what rents today. The off-plan finder on this site filters launches in Creek Harbour, Silicon Oasis and International City by handover date; a 2027 or 2028 handover puts a tenant in place before the first train. Check the walking band: CBRE’s best-performing homes were 10 to 15 minutes from a station, not next to it, so a building 800 metres from the alignment is inside the effect and the viaduct noise is not. Do not pay a station premium on an asking price now. The register says International City transacts at AED 713 a square foot and Silicon Oasis at AED 1,243 regardless of the brochure; a seller quoting a metro uplift three years early is quoting the RTA’s 25% before it exists. And read the project’s completion percentage as well as the line’s: a tower that hands over in 2030 has missed the opening.
