About the project
The first residential address at Marsa Al Saadiyat, and two collections rather than one: Talay, 167 villas handing over in Q4 2029, and Talay Beach villas, 184 villas handing over in Q2 2031. Both are 4, 5 and 6 bedroom homes, with expansive layouts and private backyards, and both start from AED 7.35m on a 50/50 payment plan. The design draws on Emirati building tradition rather than referencing it: an outdoor majlis pavilion for gathering, an aflaj irrigation system reimagined as a flowing water feature that cools the community, and areesh, woven palm-frond screens by Emirati designer Abdalla Almulla, set into the boundary walls. Families are the point of the location. Five private schools and six nurseries are within a gentle stroll, with NYU Abu Dhabi and Berklee Abu Dhabi minutes away, the beach and a retail hub each within a kilometre, and the whole community gated with 24/7 security. Built to target Estidama 3 Pearl, with a 30% reduction in energy consumption and 40% in water against baseline, recycled and regionally sourced materials, and energy-efficient lighting.
