Getting the money there

Austria places no restriction on buying property abroad. Euros convert to dirhams as a routine international transfer, and a specialist FX desk usually beats the branch rate meaningfully at property size.

The mechanics are leaner than an Austrian purchase: no notary and land-register chain, a flat 4% DLD transfer fee, off-plan instalments held in DLD-supervised escrow released against construction progress, and ready property transferring as registered title in a single trustee appointment.

What Austria expects from you

  • Austrian tax residents are taxed on worldwide income, rent from a Dubai property is declarable to your Finanzamt even though the UAE charges nothing on it.
  • How the Austria-UAE treaty treats your rental income and a later sale is worth an hour with your Steuerberater before completion.
  • The UAE side stays clean: no annual property tax and no personal income tax on rent.
