Getting the money there

Brazil places no restriction on buying property abroad: reais convert and transfer through your bank or an FX institution as a documented international payment, and on property-sized conversions the spread between providers is worth shopping.

For Brazilian buyers the draw is the hard-currency switch: a dollar-pegged asset paying registered gross yields of 5–8%, with no UAE tax on the rent, against real volatility at home. Off-plan money sits in DLD-supervised escrow; ready property transfers as registered title in your name.

What Brazil expects from you

  • Brazilian tax residents declare worldwide income and assets: the property goes in your DIRPF annual return, and rental income is taxable in Brazil even though the UAE charges nothing on it.
  • Above the Central Bank’s threshold, foreign assets are also declared in the CBE (Brazilian capital abroad) filing, confirm the current threshold with your adviser.
  • The UAE side stays clean: no annual property tax and no personal income tax on rent.

Pointers, not advice, confirm your position with Receita Federal and the Central Bank or your own adviser before committing. We'll happily join that call.

Priced against the registry, not the brochure

Buying from Brazil, your biggest risk is information distance. You can't walk the building, so you're relying on whoever is on the ground. Every recommendation we make carries the DLD/ADREC registered numbers behind it: what units in that building actually sold for, what tenants actually pay, never asking prices. That's the whole point of this brokerage.

Questions Brazil buyers ask

Can Brazilians own Dubai property outright?

Yes, full freehold in the designated zones, with the title deed registered at the Dubai Land Department in your name. No local partner and no Brazil-side approval needed.

What do I have to declare in Brazil?

The property in your DIRPF return, rental income as taxable income, and a CBE declaration to the Central Bank once your foreign assets pass its threshold. Routine when set up properly; take an hour with an adviser.

Do you have Portuguese-speaking brokers?

Yes, and the site runs in Portuguese at equityedge.ae/pt. Broker languages are on every profile, ask and we will pair you with a Portuguese speaker.
