Getting the money there
Czechia places no restriction on buying property abroad. Koruna convert to dirhams as an ordinary international transfer, and on six-figure conversions a currency broker reliably beats the branch rate.
Czech buyers are a growing group in Dubai, drawn by registered gross yields of 5–8% against the 3–4% typical of Prague rentals, in a dollar-pegged market. Off-plan money is protected in DLD-supervised escrow; ready property transfers as registered title on the day.
What Czechia expects from you
- Czech tax residents are taxed on worldwide income, rent from a Dubai property is declarable at home even though the UAE charges nothing on it.
- How the Czech-UAE tax treaty treats your rental income and any later gain is worth an hour with an adviser before completion.

Does AED 2M get me the Golden Visa?
