Buying Dubai Property From Egypt

Egyptian buyers are a fixture of the Dubai market, and most fund the purchase from Gulf earnings rather than from Egypt itself. This page covers both situations honestly, including the FX reality.

Getting the money there

Ownership is the simple half: freehold zones are open to Egyptian nationals, the DLD registers title in your name, and Egyptians sit comfortably inside Dubai’s top ten buyer nationalities.

Moving hard currency out of Egypt is the constraint. Banks apply strict limits on foreign-currency transfers abroad and availability shifts with the FX situation, so a purchase funded from inside Egypt needs its route confirmed before you reserve, not after. The majority of our Egyptian buyers fund from salaries and savings earned in the UAE, Saudi Arabia or the wider Gulf, where none of this friction exists.

What Egypt expects from you

  • Whether Egypt taxes your Dubai rent depends on your residence and where your centre of interests sits, exactly the question to put to an Egyptian adviser before completion.
  • Foreign-currency movements are the sensitive part under Egyptian rules, keep the paper trail on every transfer.
  • The UAE itself charges no personal income tax on rent and no annual property tax.

Pointers, not advice, confirm your position with the Egyptian Tax Authority or your own adviser before committing. We'll happily join that call.

Priced against the registry, not the brochure

Buying from Egypt, your biggest risk is information distance. You can't walk the building, so you're relying on whoever is on the ground. Every recommendation we make carries the DLD/ADREC registered numbers behind it: what units in that building actually sold for, what tenants actually pay, never asking prices. That's the whole point of this brokerage.

Questions Egypt buyers ask

Can Egyptians buy property in Dubai?

Yes, outright freehold in the designated zones with title registered at the Dubai Land Department. No local partner, no nationality conditions.

Can I pay for the property from an Egyptian bank?

Foreign-currency transfer limits make funding a full purchase from inside Egypt difficult in practice. Buyers usually pay from Gulf income or accounts held outside Egypt. If Egypt-based funds are your only route, agree the transfer plan with your bank first.

What does AED 2M buy beyond the property?

The 10-year Golden Visa for you and your family, renewable and off-plan eligible. For Egyptians working in the Gulf it converts a job posting into long-term security.

Does the site work in Arabic?

Yes, the whole site runs in Arabic at equityedge.ae/ar, and broker profiles show who speaks Arabic so the entire purchase can run in your language.
