Getting the money there

Hong Kong runs no exchange controls and places no restriction on buying property abroad, and both the Hong Kong dollar and the dirham are pegged to the US dollar, so there is effectively no currency risk in the purchase or the rent.

The mechanics are familiar to anyone used to Hong Kong conveyancing, just lighter: a flat 4% DLD transfer fee, off-plan instalments held in DLD-supervised escrow, and ready property transferring as registered title in a single trustee appointment. Registered gross yields run 5–8% in the mainstream segments.

What Hong Kong expects from you

  • Hong Kong taxes on a territorial basis, rental income from a property outside Hong Kong is generally outside the scope of its taxes for individuals, confirm your position with the IRD or your adviser.
  • Hong Kong charges no capital gains tax, and the UAE charges none either, an unusually clean pairing on exit.
  • The UAE side stays clean: no annual property tax and no personal income tax on rent.
