Getting the money there

The Netherlands has no restriction on buying property abroad. Euro-to-dirham transfers are standard payments; a currency broker typically saves 1–2% versus the bank on a property-sized conversion.

Dutch investors feel the cost difference immediately: the 10.4% overdrachtsbelasting on Dutch investment property compares with Dubai’s one-off 4% DLD fee. Off-plan instalments are protected in DLD-supervised escrow; ready property transfers as registered title on completion day.

What Netherlands expects from you

  • Dutch residents declare worldwide assets in Box 3; foreign real estate is generally covered by double-taxation relief, but the mechanics are worth an hour of advice.
  • Rental income itself is not taxed separately under Box 3, the asset value is what counts, take advice on your position.
  • The UAE side stays clean: no annual property tax and no personal income tax on rent.
