Getting the money there

New Zealand places no restriction on buying property overseas: NZD to AED is a standard international transfer, and a currency broker will usually beat the bank margin by enough to matter at property size.

The draw is yield and tax treatment: registered Dubai contracts show 5–8% gross in the mainstream segments against the 3–4% typical of Auckland rentals, the UAE takes no tax from the rent, and pricing sits in a dollar-pegged currency. What New Zealand expects from you

  • New Zealand tax residents declare worldwide income to Inland Revenue, so Dubai rental income is assessable at home even though the UAE charges nothing on it.
  • New Zealand has no general capital gains tax, and the bright-line rules are aimed at New Zealand residential land; how a foreign property sale is treated in your circumstances is one to confirm with an adviser rather than assume.
  • The UAE side stays clean: no annual property tax and no personal income tax on rent.
