Buying Dubai Property From Norway

What Norwegian buyers actually need to know: full foreign ownership, no UAE tax on your rent, sending kroner over, how Skatteetaten treats a Dubai flat including wealth tax, and real registered prices instead of portal talk.

Getting the money there

Norway places no restriction on buying property abroad. Kroner convert to dirhams as a standard international transfer, and on property-sized conversions a specialist FX desk reliably beats the branch rate.

The draw is yield in hard currency: registered Dubai contracts show 5–8% gross in the mainstream segments, priced in a dollar-pegged dirham, with a flat one-off 4% DLD transfer fee. Off-plan money sits in DLD-supervised escrow; ready property transfers as registered title on the day.

What Norway expects from you

  • Norwegian tax residents are taxed on worldwide income, rent from a Dubai property is declared to Skatteetaten even though the UAE charges nothing on it.
  • Norwegian wealth tax counts worldwide assets, so a Dubai property generally enters the base; the valuation rules are one for your adviser before completion.
  • The UAE side stays clean: no annual property tax and no personal income tax on rent.

Pointers, not advice, confirm your position with Skatteetaten or your own adviser before committing. We'll happily join that call.

Priced against the registry, not the brochure

Buying from Norway, your biggest risk is information distance. You can't walk the building, so you're relying on whoever is on the ground. Every recommendation we make carries the DLD/ADREC registered numbers behind it: what units in that building actually sold for, what tenants actually pay, never asking prices. That's the whole point of this brokerage.

Questions Norway buyers ask

Can Norwegians own Dubai property outright?

Yes, full freehold in the designated zones, registered at the Dubai Land Department in your name, no local partner.

Does Norwegian wealth tax cover a Dubai flat?

For Norwegian tax residents, foreign property generally counts towards the wealth tax base, with its own valuation rules. Confirm the current treatment with Skatteetaten or your adviser before completion.

Do I need to fly out to buy?

No. An attested power of attorney covers signing and registration, viewings run by video, and completing the whole purchase from Norway is routine.
