Getting the money there

The Omani rial and the dirham are both pegged to the US dollar, so there is no currency risk in the transaction, and Oman places no restriction on buying property abroad and runs no exchange controls. Transfers between Omani and UAE banks are routine, and Dubai is drivable from Muscat.

That leaves the real work as asset selection: community, developer, ready versus off-plan, priced against DLD-registered transactions rather than the brochure. As a GCC national you enter the UAE visa-free, so viewing trips are trivial and the rest runs remotely.

What Oman expects from you

  • Oman currently levies no personal income tax, so your Dubai rent is untaxed on both sides; Oman has announced a future tax on high earners, so take current advice if your income is substantial.
  • Estate and inheritance planning across two jurisdictions is worth an adviser’s hour: UAE succession rules and DIFC or DLD will registration are worth understanding early.
  • The UAE adds no annual property tax; the one-off cost is the 4% DLD transfer fee plus standard trustee and agency fees.

Priced against the registry, not the brochure

Buying from Oman, your biggest risk is information distance. You can't walk the building, so you're relying on whoever is on the ground. Every recommendation we make carries the DLD/ADREC registered numbers behind it: what units in that building actually sold for, what tenants actually pay, never asking prices. That's the whole point of this brokerage.

Questions Oman buyers ask

Can Omani citizens buy property in Dubai?

Yes, and as GCC nationals Omanis can own beyond the standard freehold zones as well. Title is registered at the Dubai Land Department in your name.

Can I drive over for viewings?

Yes, Muscat to Dubai is a well-worn road trip and GCC nationals cross visa-free. Many Omani clients view in a weekend and complete remotely afterwards, with a power of attorney for transfer day if preferred.

Is the Golden Visa relevant for Omanis?

Not for entry, you already come visa-free. From AED 2M it can still bring long-stay certainty for family and simpler UAE banking, so treat it as optional rather than essential.
