Getting the money there

The Dubai side has no Pakistan-specific restriction: full freehold in the designated zones, DLD-registered title in your name, and Pakistani buyers rank among the largest groups in the market year after year.

The State Bank of Pakistan does not permit resident individuals to remit funds abroad for property purchase through the normal personal channels, so a purchase funded from inside Pakistan needs current professional advice before anything is signed. In practice most Pakistani buyers here are non-residents funding from Gulf, UK or US earnings, or use family funds already held outside Pakistan. We will not suggest an FX workaround, and you should walk away from any broker who does.

What Pakistan expects from you

  • Pakistani tax residents declare foreign assets and foreign income to the FBR in the annual return and wealth statement.
  • Non-resident Pakistanis are generally taxed in Pakistan only on Pakistan-source income, one reason Gulf-based Pakistanis dominate this buyer group.
  • The UAE side is clean: no personal income tax on your rent and no annual property tax.

Priced against the registry, not the brochure

Buying from Pakistan, your biggest risk is information distance. You can't walk the building, so you're relying on whoever is on the ground. Can I send the money from a Pakistani bank account?

For residents, SBP rules do not allow personal remittances for overseas property through normal channels. Most buyers fund from income earned abroad or accounts already held offshore. Confirm your route professionally before reserving a unit.

Does buying get my family UAE residency?

From AED 2M of registered property value you qualify for the 10-year Golden Visa, spouse and children included, off-plan eligible. Many Pakistani buyers treat the visa as half the reason to buy.
