Most Filipino buyers in Dubai are OFWs already earning abroad, which makes this one of the simpler purchases on the site. Here is the process for OFWs and for buyers funding from home.

Getting the money there

The Philippines places no ban on buying property abroad. Transfers from Philippine banks follow BSP documentation rules, so expect source-of-funds paperwork on larger remittances. In practice most Filipino buyers here are OFWs already earning in the Gulf, Singapore, Hong Kong or the US, and pay from where the income sits.

For Gulf-based OFWs the purchase is essentially domestic: AED salary, AED instalments, no FX leg at all. Off-plan payment plans map naturally onto a monthly budget, and the money sits in DLD-supervised escrow until construction milestones release it.

What Philippines expects from you

  • Resident citizens are taxed by the BIR on worldwide income; non-resident citizens, which covers most OFWs, are generally taxed only on Philippine-source income. Which side of that line you sit on is the key question.
  • Confirm your residence classification with an adviser before completion, it decides whether Dubai rent is declarable at home.
  • The UAE side stays clean: no annual property tax and no personal income tax on rent.

Questions Philippines buyers ask

Can Filipinos own Dubai property outright?

Yes, full freehold in the designated zones, with the title deed registered at the Dubai Land Department in your name. No local partner and no special conditions for Filipino nationals.

I am an OFW in the Gulf. Is buying easier for me?

Materially. You earn in a pegged currency, pay instalments in AED with no FX leg, and as a non-resident citizen your Dubai rent is generally outside Philippine tax. Confirm your classification with an adviser.

Does AED 2M get me the Golden Visa?

Yes, the 10-year renewable visa applies from AED 2M of registered value, off-plan included, spouse and children included. For OFWs it converts a job posting into long-term security.
