Buying Dubai Property From Russia

Dubai remains one of the most active markets for Russian buyers, but moving money is genuinely restricted right now, and anyone who pretends otherwise is not being straight with you. Here is the honest picture.

A notarised, attested power of attorney lets you complete without flying out.

Getting the money there

The UAE side is simple: the DLD registers property to any nationality, and Russian buyers remain among Dubai’s most active. The complexity is banking, not ownership.

Direct transfers from Russian banks are restricted by sanctions on many institutions and by Russian counter-measures, routes that work change, and what worked last quarter may not work now. Buyers typically use funds already held outside Russia, UAE bank accounts opened on residency, or other compliant structures. We will not advise a route without current legal input, and you should not accept one from anyone who will.

What Russia expects from you

  • Russian currency-control rules on foreign accounts and transfers change frequently under the current regime, current legal advice is essential, not optional.
  • The UAE side stays clean: no personal income tax on rent, no annual property tax, registered title in your name.
  • A UAE residency visa (from AED 2M, the Golden Visa) opens local banking, which most Russian buyers treat as step one.

Pointers, not advice, confirm your position with a currency-control specialist or your own adviser before committing. We'll happily join that call.

Priced against the registry, not the brochure

Buying from Russia, your biggest risk is information distance. You can't walk the building, so you're relying on whoever is on the ground. Every recommendation we make carries the DLD/ADREC registered numbers behind it: what units in that building actually sold for, what tenants actually pay, never asking prices. That's the whole point of this brokerage.

Questions Russia buyers ask

Can Russians still buy in Dubai?

Yes, ownership and registration are unaffected, and Russian buyers remain among the market’s largest groups. The practical question is always the funds route, which needs current legal advice.

Does buying get me UAE residency?

From AED 2M of registered property, yes, the 10-year Golden Visa, family included, which also unlocks UAE bank accounts. See our Golden Visa page.

Do you have Russian-speaking brokers?

Our team page shows each broker’s languages, reach out and we will match you to a Russian speaker where available.
