South Africans can buy in Dubai through SARB’s allowance system: R1 million a year no questions asked, up to R10 million more with tax clearance. Here is how the allowances, the transfer and the SARS side actually work.
We work with South Africa buyers in English.
Freehold zones are open to all nationalities. DLD/ADREC-registered title in your name.
No personal income tax on rental income and no annual property tax in the UAE.
10-year renewable residency from AED 2M registered value, family included, off-plan eligible.
A notarised, attested power of attorney lets you complete without flying out.
South Africa lets residents move money abroad through two SARB channels: the single discretionary allowance of R1 million per calendar year with no tax clearance needed, and the foreign investment allowance of up to R10 million per year with a SARS tax compliance approval. Together they comfortably cover a Dubai purchase, and off-plan payment plans can spread instalments across calendar years and allowances.
Rand convert to dirhams as a standard transfer once the allowance side is cleared, and a currency broker will usually beat the bank margin meaningfully. The draw is the hard-currency switch: a dollar-pegged asset paying 5–8% registered gross yields, with no UAE tax taken from the rent.
Pointers, not advice, confirm your position with SARS / SARB or your own adviser before committing. We'll happily join that call.
Buying from South Africa, your biggest risk is information distance. You can't walk the building, so you're relying on whoever is on the ground. Every recommendation we make carries the DLD/ADREC registered numbers behind it: what units in that building actually sold for, what tenants actually pay, never asking prices. That's the whole point of this brokerage.
Yes, full freehold in the designated zones, registered at the Dubai Land Department in your name. The SARB allowances govern moving the money, not your right to own.
R1 million per year under the single discretionary allowance, plus up to R10 million per year under the foreign investment allowance with SARS tax clearance. Amounts above that need special SARB approval. We sequence instalments around the allowances.
