Getting the money there

South Africa lets residents move money abroad through two SARB channels: the single discretionary allowance of R1 million per calendar year with no tax clearance needed, and the foreign investment allowance of up to R10 million per year with a SARS tax compliance approval. Together they comfortably cover a Dubai purchase, and off-plan payment plans can spread instalments across calendar years and allowances.

Rand convert to dirhams as a standard transfer once the allowance side is cleared, and a currency broker will usually beat the bank margin meaningfully. The draw is the hard-currency switch: a dollar-pegged asset paying 5–8% registered gross yields, with no UAE tax taken from the rent.

What South Africa expects from you

  • South African tax residents pay SARS on worldwide income, so Dubai rental income is declarable at home even though the UAE charges nothing on it.
  • The foreign investment allowance needs a SARS tax compliance status approval before the transfer, build that lead time into your payment schedule.
  • Capital gains on a later sale are within SARS scope for residents; the UAE side charges none.

Can South Africans own Dubai property outright?

Yes, full freehold in the designated zones, registered at the Dubai Land Department in your name. The SARB allowances govern moving the money, not your right to own.

How much can I send out of South Africa?
