Getting the money there

There is no Spanish restriction on buying property abroad. Euros move to AED freely; most buyers use a currency broker rather than their bank, the exchange-rate margin routinely differs by 1–3%, real money on an AED 2M purchase.

UAE banks and developers accept international transfers as standard; your protections here are the DLD escrow system for off-plan and registered title for ready property.

What Spain expects from you

  • Spanish tax residents pay tax on worldwide income, rental income from Dubai is declared in your IRPF return.
  • Overseas assets above EUR 50,000 are reported on Modelo 720, and depending on your region a foreign property can count towards wealth tax.
  • The UAE side stays clean: no annual property tax and no personal income tax on rent.
