Getting the money there

The honest version first: Sri Lanka’s exchange-control era rules persist, and outward investment by resident individuals remains tightly limited, so there is no simple personal channel to send rupees out for a Dubai flat. A purchase funded from inside Sri Lanka needs current professional advice before anything is signed, and you should walk away from anyone selling a workaround.

In practice most Sri Lankan buyers here are based abroad, in the Gulf, the UK or elsewhere, funding from income earned and held outside Sri Lanka, where none of this friction applies. The Dubai side is open regardless: freehold zones for all nationalities and DLD-registered title in your name.

What Sri Lanka expects from you

  • Sri Lankan tax residents declare worldwide income to the IRD; non-residents are generally taxed only on Sri Lanka-source income, one reason diaspora buyers dominate this group.
  • The remittance question sits with the Central Bank of Sri Lanka, not the UAE, take current advice rather than relying on anyone’s shortcut.
  • The UAE side stays clean: no personal income tax on rent and no annual property tax.

Priced against the registry, not the brochure

Buying from Sri Lanka, your biggest risk is information distance. You can't walk the building, so you're relying on whoever is on the ground. Can Sri Lankans buy property in Dubai?

Yes, outright. Freehold zones are open to all nationalities and the Dubai Land Department registers title in your name. The constraint is funding, not ownership.

Can I send the money from a Sri Lankan bank?

For resident individuals, outward investment remains tightly limited under Central Bank of Sri Lanka rules. Most buyers fund from income earned and held abroad. If Sri Lanka-based funds are your only source, take professional advice before reserving anything.

Does AED 2M get me the Golden Visa?
