Ukrainian buyers are an established part of the Dubai market. Wartime currency controls restrict transfers out of Ukraine itself, so nearly all purchases are funded from money already held abroad. Here is how it actually works.

Getting the money there

The Dubai side is open: freehold zones for all nationalities, DLD-registered title in your name, and developers well used to Ukrainian buyers. The planning question is funding, not ownership.

Under martial law the National Bank of Ukraine restricts outbound transfers, and sending money from inside Ukraine for a property purchase is not generally possible right now. In practice Ukrainian buyers fund from money already earned and held outside Ukraine, in European or other international accounts, where none of this applies. We will not suggest workarounds, and you should be wary of anyone who does.

What Ukraine expects from you

  • Ukrainian tax residents are taxed on worldwide income as a general rule, take current advice on declaring foreign rental income in your circumstances.
  • The currency-control question sits with the National Bank of Ukraine and changes with circumstances, rely on current professional advice, not on what worked for someone last year.
  • The UAE side stays clean: no personal income tax on rent and no annual property tax.

Priced against the registry, not the brochure

Buying from Ukraine, your biggest risk is information distance. You can't walk the building, so you're relying on whoever is on the ground. Every recommendation we make carries the DLD/ADREC registered numbers behind it: what units in that building actually sold for, what tenants actually pay, never asking prices. That's the whole point of this brokerage.

Questions Ukraine buyers ask

Can Ukrainians buy property in Dubai?

Can I transfer the money from a Ukrainian bank?

Under current martial-law currency controls, generally not for a property purchase. Most Ukrainian buyers fund from accounts held abroad. Rules change with circumstances, so take current professional advice before planning anything from inside Ukraine.

Does AED 2M get me the Golden Visa?

Yes, the 10-year renewable visa applies from AED 2M of registered value, off-plan included, with your family on it. For many Ukrainian families it forms part of a longer-term stability plan.
