Who Deira suits: and who it doesn't

Old Dubai is a rental market, not a freehold one: most stock here is held long term and never reaches the open sales register, so there is nothing for a foreign buyer to purchase directly. Its value to an investor is as a signal. These districts price the bottom of the central rental market, their tenants are the next wave of first-time buyers in Warsan, DLRC and Al Jaddaf, and when old-city rents jump, the value belt follows. Deira is where Dubai began: the creek, the souks and the dense residential quarters that still house a huge share of the city. This page covers the old-city districts as one market: Al Rigga, Hor Al Anz, Abu Hail, Al Qusais, Al Nahda, Al Rashidiya and Al Garhoud on the Deira side, with Al Karama, Mankhool, Oud Metha and Al Kifaf just across the creek in Bur Dubai.
