Wadeem Gardens is Modon’s villa launch of September 2026 on Hudayriyat Island, Abu Dhabi: three gated clusters of four, five and six bedroom villas with a choice of Contemporary Arabic and Modernist facades. Built up sizes run from 430 to 591 square metres on plots of 532 to 720 square metres, with prices from AED 8.7M for a four bedroom. The payment plan is 25/75 with ADIB behind the 75: 5% to reserve, then 5% at months 8, 14 and 20, a final 5% at month 48 in October 2030, and the bank funding the balance subject to eligibility, with the last tranche in April 2031. EOI is open from AED 50,000, refundable, and Equity Edge holds priority allocation as a Modon top ten agency.
