DBR (debt burden ratio)

The UAE Central Bank cap on borrowing: all your monthly debt payments, including the new mortgage, may not exceed 50% of your monthly income. Banks apply it after stress-testing the rate, so your real ceiling is lower than the headline calculation.

Car loans and credit card limits (not just balances) count against DBR, so clearing or reducing limits before applying genuinely increases what you can borrow.
