EIBOR

The Emirates Interbank Offered Rate, the benchmark UAE banks lend to each other at, published by the Central Bank. Variable-rate mortgages are priced as EIBOR plus a margin, so when EIBOR moves, so does your payment after any fixed period ends.

Most UAE mortgages fix for 1 to 5 years then revert to EIBOR plus margin; the reversion margin matters more than the teaser rate over a long hold. Ask for both numbers and compare total cost, not the first year.
