
Cheap is easy to claim and hard to prove, so this list uses one source: the DLD register, every sale and every Ejari contract over the 12 months to 3 September 2026, for every community the site maps to a DLD area. A community makes the table only if it recorded 100 or more sales in that bedroom bucket, which keeps out areas where a handful of transactions would set the median. The figures are medians of what buyers paid and tenants signed, not asking prices, and each row carries two sale numbers: the median of all sales, launches included, and the median of the sales where the unit already existed. The second is the price of something you can move into or let this month. Three communities on the areas list are missing from the tables for an honest reason. Discovery Gardens, Dubai Investment Park and Dubai Land Residence Complex do not resolve to a single DLD area the site can vouch for, so they are left out rather than guessed at; all three sit in the same price band as the bottom of these tables, and the desk will price a specific building in any of them on request.
A studio is where the Dubai price ladder starts, and the register shows a market in two halves: International City on its own at the bottom, then a cluster of newer communities between AED 600,000 and 800,000.

The one-bed table is where the launch effect shows most clearly. In Dubai South, Sports City and Al Furjan the all-sales median is AED 400,000 to 500,000 above the ready median, because the register is full of new towers priced well above the standing stock. A buyer who wants the cheapest one-bed to live in or let today should read the ready column and ignore the first.

Ranked by what tenants actually signed for, the order shifts a little because rent follows the age and location of the stock rather than the launch price. The cheapest studio rents on the register are International City at AED 30,000, then Sports City and Silicon Oasis at AED 40,000, Dubai South at AED 43,000, Jumeirah Village Triangle, Damac Hills and Al Furjan at AED 45,000, and Jumeirah Village Circle at AED 48,000. For one-beds: International City at AED 39,000, Al Furjan at AED 50,000, Silicon Oasis at AED 50,400, Sports City at AED 53,200, Motor City at AED 55,000, Dubai South at AED 57,900, Town Square at AED 64,600, Jumeirah Village Triangle at AED 65,000 and Jumeirah Village Circle at AED 67,000. Those are medians on thousands of contracts each: International City alone registered 17,598 one-bed contracts and JVC 15,744, so an asking rent well above the median is a landlord’s hope, not the market. International City is the cheapest for a reason and the reason is not a secret. The stock is 2000s low-rise clusters, the maintenance record is patchy, the commute to the Marina side of the city is 40 minutes, and the nearest metro is a bus ride away. What it has is the highest gross yield in Dubai at 8.7% to 9.0% on ready units, a permanent tenant base of the people who keep the city running, and prices low enough that a cash buyer owns outright for the deposit on a Marina flat. It is a yield play, not a lifestyle one. Dubai Silicon Oasis is the best value one-bed on the table at AED 720,000 ready, with a tech-park employment base of its own, 10 to 15 year old towers and villas of decent quality, and the Blue Line metro on the way. Dubai South is the cheapest of the new communities, the stock is new, the airport and Expo City are the employers, and the yield on ready is 7.8% to 9.0%; the cost is distance from everything else and an all-sales median that sits 28% above the ready one because the launches never stop. Dubai Sports City is the quiet bargain: ready studios at AED 475,000 and one-beds at AED 700,000 in a finished community with a school inside the gate, and the launch premium in the all-sales figures is the only thing making it look dearer. Jumeirah Village Circle is the biggest market on the list, 6,811 one-bed sales and 15,744 one-bed leases in a year, and its price is fair rather than cheap: AED 1.0M for a ready one-bed at 6.7%. It is central, it is dense, and the building matters more than the community. Al Furjan is two markets: 2010s low-rise stock with a ready one-bed at AED 811,000 and a metro station, and branded new towers priced 65% higher; buy the former for yield and the latter only with your eyes open. Town Square is the family cheap seat, townhouse-led, with one-beds at AED 837,000 ready and an hour-plus round trip to the coast. Motor City is older, greener and lower-yielding at 5.9%, with the ready one-bed at AED 927,000; Damac Hills and Jumeirah Village Triangle round out the AED 1.0M ready tier with golf and villas respectively for neighbours.
The bottom of the market is where buying beats renting soonest, because the yield is highest and the fees are smallest in absolute terms. A ready one-bed in International City at AED 450,000 carries a 4% DLD fee of AED 18,000, a trustee fee of AED 2,100 (the lower rate applies under AED 500,000), agency commission of 2% plus VAT at about AED 9,450 and the AED 580 admin fee: roughly AED 30,000 on top of the price. Rented, the same flat is AED 39,000 a year, so the fees are nine months of rent. Financed at 80% on a first home, the deposit is AED 90,000 and the mortgage AED 360,000, and the repayment on a 25-year term is below the rent at every rate in today’s market. Move up the table and the maths narrows but holds. A ready one-bed in Silicon Oasis at AED 720,000 or Sports City at AED 700,000 costs about AED 47,000 to 49,000 in fees against AED 50,000 to 53,000 of annual rent, and the 80% mortgage repayment, roughly AED 38,000 a year at 4.5% over 25 years, still sits under the rent. In JVC at AED 1.0M ready the rent is AED 67,000, the repayment on AED 800,000 about AED 53,000, and the cash on the day is AED 200,000 of deposit plus about AED 66,000 of fees; the gap between repayment and rent is the room for service charges, which on a new tower can absorb most of it. That is where the decision becomes a view on capital growth rather than cashflow.
