
Find Dubai Marina on a map, then follow the coast south-west towards Abu Dhabi. You pass Jebel Ali Village and the Ibn Battuta end of the Red Line, then Jebel Ali Port, the largest container port in the region. Palm Jebel Ali lies in the water beyond the port, between the port and the Jebel Ali Marine Sanctuary, on the stretch of mainland Nakheel calls Dubai Waterfront. Agencies describe it as about 50 kilometres from the old city centre on the Creek, which is right; the more useful measure is that it is about 20 minutes from Al Maktoum International Airport and Expo City, and about 25 minutes from Dubai Marina. That position is the whole argument for and against it. Against: it is the far end of Dubai from Downtown, DXB and the established Palm. For: Dubai is moving its centre of gravity south, with Expo City, Dubai South and the airport that is meant to replace DXB all within a short drive, and Palm Jebel Ali is the beachfront for that half of the city. The community page on this site puts the analyst view plainly: as the airport scales and jobs move south, the Palm’s geography improves, and that is the thesis behind the frond prices.
The masterplan is organised into four parts: the Trunk, which runs from the mainland into the island; the Spine, the central district along the length of the Palm; the fronds, which branch off the spine; and the Crescents, the outer breakwater islands where the hotels and resorts go. The desk’s Frond F sheet, from Nakheel’s documentation, lists the whole as 13.7 million square metres of land, 110 kilometres of coastline, 90 kilometres of beachfront and 2,002 villas, with a signature yacht club, hospitality crescents, a lifestyle mall and a landmark tower on the plan. There are 16 fronds, lettered, of which 12 carry villas today. Fronds K to P were released first, in late 2023, and are the most advanced; Fronds A to F followed in late 2024; Fronds I and J are registered with the DLD but not started. Every frond is a cul-de-sac road with villas on both sides, each villa backing onto its own stretch of beach, which is the same logic as Palm Jumeirah at a larger scale. The apartments, so far, are at Palm Central, Nakheel’s beachfront apartment district, launched in October 2025 with a second phase in June 2026.
The island connects to the mainland at Dubai Waterfront, where Al Hesah Street, the old Abu Dhabi Road, meets the trunk. In May 2024 Nakheel awarded DBB Contracting the contract for a public access road of about 6 kilometres from Sheikh Zayed Road to the island, a separate construction road serving the central part of the Palm, and roadway and lighting upgrades to Al Hesah Street. Press coverage in 2026 puts infrastructure completion at the end of 2027. Until the public road opens, access is by the construction road. Sheikh Zayed Road is the artery. From the Jebel Ali interchanges it is a straight run north-east to Dubai Marina, Media City and on to Downtown, and south-west to the Abu Dhabi border. Inland, the Jebel Ali corridor links to Expo City, Dubai South and Al Maktoum airport. Like Palm Jumeirah, the island will be reached by one road system, so peak-hour timing is part of the lifestyle decision, and buyers should visit the site at 8am on a weekday, not at noon on a Saturday.
These are the drive times on our Palm Jebel Ali community page, which are off-peak figures from the island’s entrance and will lengthen once the trunk fills with residents. Route-planning sites quote about 29 minutes to both Dubai Marina and Al Maktoum airport at the time of writing, which is consistent. Add 10 to 20 minutes at peak on the Marina and Downtown legs.

There is no Metro station on Palm Jebel Ali and none has been published. The nearest stations are on the Red Line along Sheikh Zayed Road at the Jebel Ali end of the line, Ibn Battuta and the Jebel Ali and Energy stations, with the Route 2020 branch running from there to Expo City; from any of them it is a taxi to the island. Palm Jumeirah’s answer, a monorail on the trunk linking to the tram, has no announced equivalent here yet. The Blue Line, which the RTA is building for September 2029, is often mentioned in Palm Jebel Ali marketing. It should not be. Our Blue Line page sets out the route: about 30 kilometres from Dubai Creek Harbour through Festival City, Mirdif, International City and Silicon Oasis to Academic City, joining the two existing lines. Every station is on the eastern side of the city. It does nothing for Jebel Ali. The line that has been linked to Palm Jebel Ali in coverage is the Gold Line, announced for 9 September 2032: a 42 kilometre underground route with 18 stations and interchanges with the Red Line at Business Bay and Jumeirah Golf Estates, and with Etihad Rail at Meydan and Jumeirah Golf Estates. Arabian Business reported the island’s acceleration alongside future Gold Line access, but no station on Palm Jebel Ali appears in the published station list, and a 2032 opening is beyond the horizon of any current payment plan. Treat rail as a possible upside for the 2030s, not a feature of the purchase.
The mainland opposite the island is Dubai Waterfront, a Nakheel land bank along Al Hesah Street that was planned in the 2000s and largely paused with the Palm; its roadway is being upgraded as part of the access contract. North-east along the coast is Jebel Ali Village, Nakheel’s low-rise villa community near Ibn Battuta Mall and the Red Line, and beyond it Discovery Gardens, Al Furjan and the Marina. Inland and south are the districts that give the location its case: Expo City, Dubai South around Al Maktoum airport, and Jebel Ali Free Zone, the employment base that already puts tens of thousands of people on this stretch of Sheikh Zayed Road every morning. The registered numbers for the neighbours frame what Palm Jebel Ali is asking. In the trailing 12 months to 3 September 2026 Dubai South (the Madinat Al Mataar area) recorded 14,564 apartment sales at a median of AED 958,000 and AED 1,660 per square foot, and 1,360 villa sales at a median of AED 4.38M; the apartment rent median there is AED 66,500 a year. Dubai Marina (Marsa Dubai) recorded 3,708 apartment sales at a median of AED 2.7M and AED 2,366 per square foot, with a rent median of AED 122,000. Palm Jebel Ali’s own 394 apartment sales registered at AED 4.4M and AED 3,504 per square foot. The island is priced as a Palm, not as its postcode, and whether that holds depends on the road, the clubs and the airport filling in around it. Off the Jebel Ali coast in southern Dubai, between Jebel Ali Port and the Jebel Ali Marine Sanctuary, on the Abu Dhabi side of Dubai Marina. It joins the mainland at Dubai Waterfront on Al Hesah Street, with a 6 kilometre public access road from Sheikh Zayed Road under construction.
