
Dubai Retail, the retail arm of Dubai Holding Asset Management, has announced Skylight Mall, a super-regional mall on Al Khail Road due to open in 2027. It is planned at 1.3 million square feet of gross leasable area with more than 360 stores, bringing shopping, dining, entertainment and social space together under a contemporary design of open, connected interiors. It takes Dubai Retail’s portfolio to 58 malls and lifestyle destinations across the emirate. The tenant line-up has not been announced yet.
The announcement names Jumeirah Village Triangle, Jumeirah Islands and The Springs as the communities it serves, and Jumeirah Village Circle sits on the same stretch of Al Khail Road. Between them they house a large share of Dubai’s mid-market tenants and young families, and none of them has a mall of its own. Today the weekly shop means a drive up Al Khail Road to Dubai Hills Mall or across to Mall of the Emirates on Sheikh Zayed Road.
The best recent guide is Dubai Hills Mall, which opened in 2022 and became the everyday mall for the Al Khail corridor. The homes within a short drive of it let faster and resell more easily than comparable stock further out, because daily life no longer needs a motorway. The effect tends to show first in shorter void periods and steadier renewals rather than a jump in headline rents, and it is strongest within a five to ten minute drive. On that measure JVT and JVC sit closest to Skylight, with Jumeirah Islands, The Springs, Jumeirah Park and Arjan just behind.
A mall that is announced is not a mall that is open, and 2027 is the developer’s date. Buy for what the community is today and treat the mall as upside. In JVC that means picking buildings on the side of the community nearest Al Khail Road and checking service charges and build quality, which vary widely. In JVT, Jumeirah Islands and The Springs the villa and townhouse stock is where a family amenity like this tends to show up in prices first.
