Emaar built standard layouts: type 3M is the 3-bed mid-unit, 4E the 2-bed end-unit, and so on — every Springs buyer and agent trades in these codes. Same type, same enclave, wildly different price depending on renovation and lake position; that’s the whole game here.
The bones are 2000s, but the location aged into prime — Marina-adjacent townhouses with gates and lakes can’t be rebuilt at today’s land values. Fully renovated units trade at substantial premiums to original condition; both markets are active.
