The mall that made Al Barsha: around 630 stores, the Vox cinemas, Ski Dubai under the same roof and a Metro station on its doorstep. Twenty years old and still one of the busiest retail addresses in the country, with the Kempinski and Sheraton attached to it.

The oldest lesson in Dubai retail-led pricing sits here: Al Barsha 1 was suburb pricing before 2005 and has traded at a premium to its neighbours ever since. What makes it different from the newer malls is the Metro. A tenant without a car can live in Al Barsha or Barsha Heights and reach both the mall and their office, which is why the one and two-bedroom stock around it holds occupancy through soft years. For buyers the trade is honest: you pay more per square foot here than in newer communities further out, and you get liquidity, walkability and a twenty-year record of tenants renewing.
