JVC is the UAE's volume yield play: mid-rise apartments, accessible entry prices, and the deepest tenant pool of any affordable community in Dubai. It suits cashflow investors and first-time buyers priced out of Marina and Downtown. It doesn't suit buyers wanting prestige addresses or short-let premiums. What to watch: supply — JVC hands over more units than almost anywhere in the city, which is why we track absorption monthly and pick buildings by developer track record, not renders. , Equity Edge analyst note

The median registered sale price for a Jumeirah Village Circle apartment is AED 1.0M (13,369 DLD-registered sales, 12 months to Aug 2026), or AED 1,499/sqft. The median 1-bedroom sold for AED 1.1M.
The median registered rent is AED 67K/year across 29,732 Ejari contracts (12 months to Aug 2026). Per-bedroom medians are in the table above, these are registered contracts, not asking prices.
6.5% gross, median registered rent divided by median registered sale price, both from the trailing 12 months. Asking-price yields quoted elsewhere usually flatter; this is the registered number.
Entry prices are a fraction of the prime districts while rents hold up on the strength of the tenant pool — families and professionals who work across New Dubai. Higher yield is the compensation for a less prestigious address and heavier new supply; the numbers on this page show the registered reality.
There’s no metro in JVC — it’s a driving community. In exchange: Al Khail Road on the east flank and Hessa Street through the middle put Mall of the Emirates around 8 minutes away and the Marina about 15. Factor a car (or two) into the household budget.
Developer track record first — handover quality and service-charge discipline vary widely here. Then the block: units facing the community parks and away from the under-construction plots hold rents best. We shortlist by building, never by community average.
