BUA vs carpet area

Built-up area (BUA) is everything you pay for: internal space plus balconies and a share of walls. Carpet or net area is the space you can actually stand on. UAE listings and title deeds quote saleable/BUA, so two “1,000 sqft” units can live very differently.

Large balconies inflate BUA cheaply for developers, which flatters psf. When comparing units, ask for the floor plan with the internal and balcony split, and judge psf on what the layout actually gives you.
