Off-market

A property for sale without public advertising, offered quietly through brokers to selected buyers. Sellers go off-market for privacy or to test pricing; buyers value it for access to stock with less competition.

Off-market is real at the prime end and often just a listing-in-waiting elsewhere. The discipline is identical either way: an off-market price still has to answer to the building’s registered comparables.
