Distressed sale

A sale priced below market because the seller must exit quickly: relocation, financing pressure or a portfolio unwind. Genuine distressed deals exist in the UAE but the label is also the market’s most abused marketing word.

The test is registered data: if the ask sits meaningfully below the building’s registered median for the layout, it is real; if it is 2% under a inflated ask, it is advertising. This site’s like-for-like medians settle it in seconds.
