Chiller-free
A rental where the landlord pays for air-conditioning cooling, either because the building’s chiller costs sit inside the service charge or the landlord absorbs the district cooling bill. In buildings with separate district cooling, chiller-free can be worth AED 5,000 to 15,000 a year to a tenant.
Always establish who pays cooling before comparing rents: a chiller-free apartment at AED 5,000 more can be cheaper in total than the alternative. For owners, district cooling contracts (Empower, Emicool) also carry demand charges that run even when a unit sits empty.
