The annual fee owners pay for maintaining a building or community: security, cleaning, landscaping, the gym, chiller plant and sinking fund. Charged per square foot of your unit, typically AED 3 to 30+ depending on the building, and set annually with RERA oversight in Dubai.
Service charges are the biggest hidden variable in yield: two identical-rent apartments can differ by thousands a year. Check the current rate on the DLD’s service charge index before buying, and ask whether the building’s chiller is included or billed separately.
