DLD transfer fee

The 4% of purchase price paid to the Dubai Land Department when a property transfers. By custom the buyer pays it, though the law allows any split the parties agree in the MOU. On off-plan purchases developers occasionally run promotions covering it.
Budget the 4% plus the admin fee (AED 580 for apartments and villas) on top of the price, alongside the trustee fee and agency commission. A DLD fee waiver on a launch is real money: on an AED 2M unit it is AED 80,000.
