Snagging
The defect inspection of a newly delivered property before you accept handover: unfinished paintwork, misaligned doors, plumbing and AC faults, all listed for the developer to fix within the defect liability period. Professional snagging surveys cost roughly AED 1,000 to 3,000 and routinely find hundreds of items.
You typically have a defect liability period (often one year) for general defects and a decade of structural liability under UAE law. Document everything in writing at handover; verbal promises from a handover team do not survive contact with a maintenance department.
