Off-plan property in the UAE: how it works
Off-plan property is real estate bought before construction completes, paid in instalments through a regulator-controlled escrow account. In Dubai, projects register with the DLD and payments run through RERA-supervised escrow; in Abu Dhabi, ADREC performs the same role. Off-plan accounted for roughly 73% of UAE residential sales in 2026, driven by staged payment plans, launch pricing below ready stock, and Golden Visa eligibility from AED 2 million.

Is off-plan safe to buy in the UAE?
Payments are protected by escrow law in both Dubai (RERA-supervised, since 2007) and Abu Dhabi (ADREC): funds release to developers only against certified construction progress. The residual risks are delay and market movement, which is why developer track record and entry price matter more than brochures.
What deposit do I need?
Typically 10% on booking plus the transfer fee (4% DLD in Dubai; 2% in Abu Dhabi). Some launches ask 5% or 20%, each project page shows the exact schedule.
Can foreigners buy off-plan?
Yes, in designated freehold zones in both emirates, with full ownership registered in your name (Oqood in Dubai, ADREC registration in Abu Dhabi). Purchases from AED 2M qualify for the 10-year Golden Visa, including off-plan with a payment plan in progress.
