
Two million square feet on the edge of Dubai Hills Estate, with around 650 stores, a 17-screen cinema, the Storm Coaster indoor rollercoaster and one of the largest Geant hypermarkets in the city. It opened in 2022 and became the everyday mall for the whole Al Khail corridor rather than a destination people drive across town for.
This is the clearest recent example of a mall repricing the ground around it. Dubai Hills Estate was already a strong address, but the villas and apartments within a ten-minute drive of the mall now let and resell on the strength of it, because a family can do the weekly shop, the cinema and the clinic without joining Sheikh Zayed Road. Practical read for buyers: the premium is real but it is narrow, it attaches to walkable and short-drive stock rather than to the whole master community, so check the actual drive at school-run time before paying for the address. For landlords it shortens void periods more than it lifts headline rent, which is the better outcome of the two.
