
A neighbourhood mall of around 90 stores built for Nad Al Sheba itself rather than for visitors: a Carrefour, clinics, a gym, cafes and a handful of family names, on Al Ain Road within a few minutes of the Nad Al Sheba villa districts and Meydan.
This is the other kind of mall, and it is the one buyers underrate. It does not create a premium the way Dubai Hills Mall did; it removes a reason not to live somewhere. Nad Al Sheba and the Meydan communities around it were sold on space and the city skyline while everyday errands still meant a drive, and that gap showed up in rents. A mall of this size closes it. The read for investors is that the effect lands on family villa and townhouse stock rather than on apartments, and it shows first in how quickly a home lets rather than in the asking price.
