Eviction notice (12-month rule)

In Dubai a landlord can only evict at renewal for specific legal reasons, sale of the property or personal use among them, and must serve 12 months’ written notice through notary public or registered mail. Anything less is not a valid eviction.

If a landlord sells, the notice served by the old owner generally carries over rather than restarting, per current RDC practice. Tenants served notice for “personal use” who later find the unit re-let can claim compensation; keep the paperwork.
