Musataha

A registered right to build on and use another party’s land, typically up to 50 years, renewable. Common in Abu Dhabi for developments on government-granted land: the developer holds a musataha, and buyers’ interests derive from it.

When buying in a musataha-based project, your ownership horizon is the musataha term, so ask what year it runs to and the renewal mechanics. Banks lend against musataha-based property but terms can differ from freehold.
