Usufruct

A registered long-term right to use and enjoy a property you do not own, up to 99 years in Dubai. Stronger than a lease: usufruct is a property right registered on the title, tradeable and mortgageable, commonly used in areas not designated freehold.

Functionally, long usufruct behaves like leasehold ownership. The registry entry is what makes it safe: insist the right is registered with the land department, not just written in a contract with the landowner.
